ABOUT THE POSITION As a Facilities Caretaker at Guldnyckeln, you play an important role in creating clean, well-maintained, and welcoming environments for our tenants. You work in our properties and are part of our external face. Your main responsibilities include ongoing cleaning and maintenance of stairwells, laundry rooms, and other common areas. The position may also include cleaning of commercial spaces, move-out cleaning, and other cleaning tasks within our property portfolio. You plan much of your work independently and are responsible for maintaining a high standard in your areas. Since you spend a lot of time in our properties, you are also attentive to things that need attention and inform the rest of the team when you discover faults or deficiencies. We are now seeking a property manager who is drawn to taking responsibility for our property portfolio in Valdemarsvik and Söderköping municipalities. The portfolio consists of residential properties (320 apartments) as well as a number of public facilities. In this role, you will have primary responsibility for operations, maintenance, and ongoing management. You will work to ensure optimal operational net income through a focus on efficiency and minimal vacancy rates. The position also includes supervisory responsibility for the operations organization, where you will lead and develop the daily work of the area's employees. As a property manager, you will lead the operations organization with the goal of optimizing the property's operations and proactively working to identify improvement potential in the property portfolio. Another important part of the work is leasing and monitoring market developments in order to take measures to minimize vacancy rates. The position involves building relationships and maintaining dialogue with local businesses, partners, and the public sector to ensure the attractiveness of the property holdings. As a property manager, you are responsible for contact and coordination of suppliers and contractors regarding maintenance projects and value-add projects.
