What you'll build with us As a Site Developer at STC, you'll have a key role in realizing our growth strategy with the goal of making training more accessible to more people, in more parts of the country. You are the one who identifies, analyzes, and negotiates commercially viable locations for new STC gyms, and ensures that each establishment is right in terms of location, terms, and strategy. With a high and sustainable establishment pace, you are a key player in turning our expansion plan into reality. You work proactively to identify new locations, build strong relationships with property owners and brokers, and negotiate rental agreements that create long-term value for STC. The role also includes renegotiations and extensions of existing agreements, where you ensure that our terms remain competitive and sustainable. In close collaboration with the Establishment Manager, Project Manager for Construction and Establishment, controlling, and other internal functions, you prepare decision-making materials, investment calculations, and analyses that form the basis for various establishments. You are also responsible for ensuring that all prerequisites are correctly transferred to the construction project manager and internal project groups before construction begins. This is a role for someone who wants to help shape STC's future presence – gym by gym – and is driven by creating deals, building relationships, and contributing to more people having the opportunity to live an active life. What you've done and who you are You are a business-driven and analytical person with a sharp eye for potential – both in the market and in the numbers. You have experience working with commercial rental agreements and thrive in a role where you can combine market analysis, negotiation, and long-term relationship building. You are self-driven and structured, with the ability to manage multiple projects in parallel and maintain high quality at each step – from initial contact to completed decision-making material. You have a good understanding of how different parts of an establishment process connect, and you're used to collaborating with both internal and external parties. Requirements: Relevant post-secondary education in real estate, economics, law, or equivalent experience. Documented experience with rental negotiations and commercial agreements. Good financial understanding and experience working with investment calculations. Ability to analyze market conditions and business potential. Strong negotiation and communication skills. Experience preparing decision-making materials for management or board. Ability to work in a structured manner and drive multiple projects in parallel. B-class driver's license Merits Experience from the real estate industry, retail, or fitness/service sector. Experience with site development work in a fast-growing organization. Experience working closely with construction projects and understanding of construction process requirements. Good knowledge of market assessment and benchmarking of locations.
