As a project manager at Kalmarhem, you will have significant responsibility, varied projects and the opportunity to influence both our property portfolio and how we develop our working methods. As a project manager at Kalmarhem, you are responsible for construction and maintenance projects throughout the entire process – from needs analysis and preliminary study to design, procurement, production, inspection, handover and warranty follow-up. Projects vary in scope and can involve everything from major renovation projects in our existing property portfolio, conversions, kitchen and bathroom renovations and damage-related projects. In the longer term, new construction may also become relevant. You have overall responsibility for ensuring that projects are executed with the right quality, within budget and according to schedule. In practice, this means that you: • plan, lead and follow up construction and maintenance projects • develop estimates, budgets and request documents and monitor finances, forecasts and contracts • lead and coordinate consultants, contractors and other partners • ensure that requirements regarding quality, environment, occupational health and safety and regulatory matters are handled • perform technical assessments and investigations and support facilities management and operations • collaborate with tenants, colleagues, authorities and external stakeholders • contribute to developing working methods, processes and project methodology The role involves many contact points and requires clear project leadership and good collaboration skills. Because many projects are carried out in people's homes, you also need to understand how our decisions and working methods affect tenants' daily lives. You are part of the property department and report to the property manager. Qualifications We are looking for an experienced project manager with the ability to independently drive projects and create structure and momentum even when conditions change. As a person, you are solution-oriented, communicative and confident in making decisions. You have a natural ability to build trust and good collaborations, both internally and externally. Requirements: • Post-secondary education in construction or construction technology, or equivalent experience • Several years of experience in project management in construction, property or contracting • Good construction technical understanding and experience interpreting drawings, technical documentation and request documents • Strong knowledge of contract forms, procurement and construction law • Experience with budget responsibility, forecast work and financial monitoring • Good digital system proficiency • Good knowledge of Swedish in speech and writing • B driver's license Meritorious: • Background from the client side, property companies or public benefit organizations, preferably with residential projects in existing properties • Knowledge of LOU as well as Bas-P and Bas-U • Expertise in sustainable construction, energy efficiency and environmental requirements • Knowledge of inspection and warranty follow-up What Do We Offer You?
