Would you like to combine close and engaged leadership with qualified property management and the opportunity to influence the development of an entire residential area? We are looking for a goal-oriented and engaged area manager with solid expertise in property management who wants to lead development in one of Gothenburg's most dynamic residential areas – Gärdsås in Bergsjön. As area manager, you will have a central role in an important management area with approximately 1,200 apartments, a budget of around 80 million kronor, and a team of approximately 12 employees. The area is experiencing positive development, with high customer ratings and ongoing renovation projects that have received national attention. You will be part of District Northeast, which in addition to Gärdsås includes Bergsjön Centrum, Eriksbo, Kortedala, and Fjällbo. As area manager, you report to the district manager and become part of the district's management and development work. You are responsible for daily management and lead work on quality, finances, and customer satisfaction. At the same time, you will have an important role in long-term work on area development, social sustainability, and tenant influence. Responsibilities As area manager, you lead, develop, and follow up on operations within your management area. You have both clear operational responsibility and close leadership where you create conditions for employees to succeed. Your main areas of responsibility are to: lead, coach, and develop a team of housing caretakers, environmental caretakers, and administrative staff ensure professional property management in accordance with laws, agreements, and internal guidelines be responsible for operations, ongoing maintenance, and finances within the management area follow up on and handle insurance claims and coordinate minor maintenance projects quality assure orders and follow up on deliveries within procurement agreements actively contribute to work on business plans, budgets, and operational goals develop tenant influence and cooperate with tenants, local tenant associations, and other community stakeholders be a driving force in the area's social development, including management of Galaxen and Gärdsås Torg. The position also includes on-call duty approximately every 11 weeks according to a rotating schedule. Qualifications We are looking for someone who combines solid management expertise with secure and engaging leadership. You thrive in a role where you can take responsibility for both people, finances, and operations, and where collaboration is an important part of the work. For success in this role, we see that you have: relevant university degree or university college degree in property management or equivalent multiple years of experience in property management, preferably with experience in tenant relations and residential properties multiple years of experience in management or leadership with personnel responsibility good knowledge of financial follow-up, technical operations, and maintenance good communication skills and trustworthy leadership a relationship-building and inclusive way of working ability to express yourself in Swedish in speech and writing B-driver's license. It is advantageous if you have: experience in change and development management, such as leading operations through change and developing work methods experience working in socioeconomically challenging areas language skills beyond Swedish.
