About the roleAs a Commercial Property Manager, you will be responsible for the commercial management and development of assigned properties. This is a broad role where you will play a key part in continuing to develop Nāst as a destination. You will work both strategically and operatively to create long-term value, develop tenant relationships, and drive new business opportunities. You are responsible for the economics and lease agreements of your properties. You will work with existing customers, our coworking space, and proactive leasing. A significant part of the role involves understanding tenant needs and finding flexible solutions that create value for both the customer and Nāst. The role involves many touchpoints, and you ensure that matters are identified, driven forward, and that the right people are involved.
You report to the Director Asset Management and work closely with the technical manager, leasing professionals, finance manager, service manager, and the project organization. Your main responsibilities include:
Profit responsibility including net operating income, financial follow-up, and budget and forecast work for assigned property portfolio with a focus on long-term development
Responsibility for lease negotiations and agreements
Building and developing relationships with existing and new tenants
Proactive leasing, renegotiations, and contract monitoring
Identifying new business opportunities and developing tenant needs
Managing minor renovations, space customizations, and maintenance projects
Preparing business plans, investment analyses, and tenant analyses
Monitoring market, rental levels, and property valuations
Participating in the development of our coworking space, concepts, and community
Contributing to the achievement of sustainability goals
About youWe are looking for someone with a university or college degree in a field relevant to the role and at least three years of experience in commercial property management where you are very comfortable taking significant personal responsibility for customer relationships, agreements, finances, and commercial matters. You have strong knowledge of property and lease law and experience in negotiation and leasing. You are fluent in Swedish and English, both spoken and written.
As a person, you are relationship-oriented and comfortable meeting with different people. You are communicative, unpretentious, and service-minded, while also having a clear commercial focus. You are proactive, organized, and accustomed to driving matters forward on your own initiative. You have a results-oriented approach and can independently drive matters from analysis through implementation.
