JOB RESPONSIBILITIES As Chief Financial Officer, you have overall responsibility for the companies' finance function and a central role in the management and development of operations. The role is broad and involves working both operatively and strategically. You are responsible for and lead the companies' financial processes including accounting, budgeting, forecasting, financial statements, annual reports, and financial monitoring. At the same time, you work long-term with financial management, financing, investments, and the companies' financial development. An important part of the assignment is to continue developing the finance function through efficient working methods, good internal controls, relevant decision-making materials, and development of accounting systems, reporting, and digital processes. The Chief Financial Officer leads the finance department, which consists of an accounting economist and a finance assistant, and has personnel responsibility for the group. You report directly to the CEO, are part of the companies' management group, and present at board meetings within your areas of responsibility. Primary Areas of Responsibility · Lead and develop the companies' finance function and employees. · Oversee accounting, financial statements, annual reports, taxes, and regulatory reporting. · Oversee budgeting, forecasting, and ongoing financial monitoring. · Develop financial management, reporting, key metrics, and internal controls. · Oversee liquidity planning, financing, and interest rate forecasting. · Prepare investment calculations, profitability assessments, and real estate financial analyses, and monitor completed investments. · Prepare analyses and decision-making materials for the CEO, management group, board, and owner. · Ensure compliance with laws, regulations, and regulatory requirements within your areas of responsibility. · Develop accounting systems, digital working methods, and efficient finance processes. · Support the organization on financial matters and participate in rent negotiations and other financial matters related to real estate operations. As Chief Financial Officer, you will have a central and independent role with great opportunity to influence both the finance function's and the companies' continued development. The organization is characterized by short decision-making paths and close collaboration. The role offers great variety from accounting and financial monitoring to investments, financing, and strategic matters in the management group and board. This is a permanent full-time position. QUALIFICATIONS We are looking for someone with broad financial expertise, solid knowledge of accounting, and the ability to combine an operative approach with a strategic and long-term perspective. We see that you have · University degree in economics or other education and experience deemed equivalent. · Several years of experience with qualified finance work. · Strong knowledge of accounting, financial statements, and annual reports. · Experience with financial management, budgeting, forecasting, monitoring, and analysis. · Good analytical skills and experience in translating financial information into clear decision-making materials. · Experience leading and developing employees and processes. · Good system understanding and interest in developing and improving financial working methods. · Good communication skills and ability to explain finance in a clear and pedagogical manner. It is an advantage if you have · Experience from the real estate industry, such as residential properties and/or community properties. · Knowledge of real estate economics, investments, and financing. · Experience from non-profit housing, municipal companies, or other politically governed activities. · Experience developing accounting systems, reporting, or BI. · Experience with rent negotiations.
