We are now looking for an experienced, driven, and responsible Operations Manager who wants to be part of developing our property operations. As Operations Manager, you will have overall responsibility for operations and technical property maintenance of our real estate portfolio. About the role You will have a central role in developing Partillebo's future operations organization, working methods, and technical systems. You will lead an operations department of a total of 8 people, which will be expanded with a few people in connection with the commissioning of Partille Simhall. The operations office is located in Partille Arena. Main responsibilities Responsible for ongoing operations and maintenance of the real estate portfolio Lead and develop the operations team Plan and carry out maintenance projects Ensure that properties comply with laws, regulations, and government requirements Budget responsibility and monitoring of operations costs Contact with tenants, contractors, and suppliers Develop and streamline operations routines, processes, and working methods Be part of Partillebo's digitalization efforts Requirements Relevant post-secondary education in property/technical fields or equivalent experience At least 5 years of experience in property operations Documented experience with personnel responsibility and leading and developing teams Clear present and coaching leadership with the ability to create engagement, responsibility-taking, and collaboration Good knowledge of property management systems Merits A natural leader with the ability to motivate and develop employees Experience in property management and energy optimization Good technical understanding and problem-solving skills Structured with good planning abilities Comfortable working both strategically and operatively Who are you This is an exciting role for someone who has property technical education or equivalent experience from a similar role and enjoys working with people. We believe you have at least 5 years of work experience in the property sector. You have comprehensive knowledge of ventilation, water, sewage, heating, cooling, controls, fire, burglar alarms, access systems, and monitoring. You have a passion for technology and are motivated by finding solutions. You have a B-category driving license, computer skills, and your Swedish is good in both speech and writing. Personal qualities As a person, we would like you to be driven and engaged. Since you will be collaborating with colleagues as well as tenants and contractors, you need to have social competence and good communication skills. To thrive in the position, you must be able to work independently and enjoy leading other employees. You are someone who works carefully, methodically, and has an understanding of the impact that technical systems have on operations, as well as the ability to analyze and explain technical relationships.
