We are now looking for a property manager who wants to take strategic overall responsibility and work closely with both operations and external stakeholders in a dynamic and development-oriented environment. Your Role The Property Management Unit is responsible for the city's own real estate portfolio as well as externally leased premises. The Property Management Unit is the hub that maintains primary contact with customers and partners. The Property Management Unit consists of 14 employees: property managers, maintenance project managers, energy project managers, maintenance planners, warranty managers, and building engineers. As one of five property managers, you will have a central role in our organization. You will have both the property strategic and overall customer responsibility within your area. You plan, budget, and order property measures as well as tenant adaptations. You think holistically and are responsible for the budget and financial follow-up of your property portfolio. You communicate clearly both internally and externally, have financial awareness, and work in a structured manner. Key Responsibilities Manage rent negotiations for leasing and subleasing, order projects and maintenance projects, as well as operational adaptations and direct orders to framework agreement contractors. Manage external leasing of premises where you serve as the link between operations and external property owners. Overall property owner responsibility to ensure compliance with applicable laws and regulatory requirements, such as temporary building permits, self-inspection according to the Environmental Code, OVK, SBA, etc. Ensure good cooperation with customers, projects, operations management, and other units, among other things by establishing and coordinating continuous meetings. Overall responsibility for orders regarding premises adaptations, investment projects, reinvestment projects, and operational projects. Responsible for ensuring that properties are assessed for maintenance and for determining which priorities should be implemented according to the maintenance plan and operational needs. Responsible for the handover of completed new construction and renovation projects. Economic assessments and preparation of investment calculations. Key ratio analyses. Responsible for developing the strategic property plan. Preparation and updating of management plans for each property. Updating and monitoring current property system information and ensuring quality assurance of property data such as lease agreements, insurance, areas, and tenants. Who You Are You have education relevant to this position at university level, post-secondary education, or work experience that the employer considers equivalent. You have several years of experience in property management from commercial properties and experience with property economics. You have previous experience with budget and profit responsibility. You see the value of the whole picture and can, with support from your competence and experience in property management, translate technology, operations, and economics into a successful context. As a person, you are engaged and enthusiastic and are driven by implementing visions and strategies. You have the ability to communicate in a way that creates engagement and trust.
