About the Position
As Operations Manager for Projects at HSB Södertörn, you will have an important role in leading, developing, and coordinating the project operations area. The role combines managerial responsibility with your own project management assignments, meaning you both lead through presence and contribute operatively in customer-facing projects. You report to the Business Area Manager for Property Development and will be part of leadership forums where collaboration, development, and common working methods are in focus.
You are responsible for operations, results, employees, customer satisfaction, and the development of working methods within the project area. The team consists of experienced and independent project managers who run projects primarily for housing cooperatives. In this role, it will be important to build trust, foster team spirit, and contribute to more consistent delivery, while also monitoring the external environment and driving improvements related to, for example, new working methods, regulations, and digitalization. Approximately half of your role will consist of your own project management assignments, where you drive projects from sales and preliminary studies through design, procurement, implementation, and handover.
Qualifications and Qualities
We are looking for a confident and clear leader with strong expertise in project management within construction, real estate, or a related field. You are comfortable leading senior specialists and have the ability to provide direction without micromanaging. As a person, you are responsive, communicative, and unpretentious, with good intuition for both people, business, and change. You have a genuine interest in improvement, efficiency, and collaboration, and you understand the importance of bringing others along through clarity, dialogue, and trust. Additionally, you have:
Relevant education in construction, real estate, project management, leadership, or equivalent experience.
Experience leading projects in construction, renovation/maintenance/modernization, property development, or similar areas.
Good understanding of economics, budgeting, forecasting, and profit responsibility.
Experience in customer-facing work and business discussions.
Experience with procurement, contractors, and consultant collaboration.
Good understanding of contract law and relevant regulations.
Very good Swedish language skills, both spoken and written.
Driver's license (Category B).
Meritorious Experience:
People management experience.
Leadership or occupational health and safety training.
Experience working with housing cooperatives.
Experience in change management, digitalization, or development of common working methods.
Experience in energy efficiency, sustainability matters, or technical property projects.
