We are now seeking a property manager, and in this recruitment we are collaborating with Wikan Personal.
Your Responsibilities
As a manager at Karlshamnsbostäder, you will have a broad and developmental assignment. You and your team (full personnel responsibility) will be responsible for addressing work orders, performing repairs, and keeping our residential areas clean and well-maintained. You will report to the Property Manager.
Key responsibilities:
- Plan for and follow up with your team of building caretakers and technicians
- Overall responsibility, together with a colleague, for work orders and repairs in apartments and premises
- Lead and participate in smaller construction projects (client role)
- Coordinate inspections and maintenance in connection with move-ins and move-outs
- Manage administration budget, results, and profitability within your property portfolio
- Ensure that maintenance, operations, and upkeep maintain consistent high quality
- Conduct technical and financial analysis to develop the portfolio
- Drive improvement work related to technical management and sustainability
- Contribute to close dialogue with our tenants and partners
- Work actively toward sustainable solutions and satisfied tenants
Your Background/Qualities
You should have:
- Relevant post-secondary education or equivalent experience in property management
- Several years of experience managing residential and commercial properties
- Good understanding of economics and experience working with budgets and forecasts
- Knowledge of Swedish rental law and public procurement legislation (LOU)
- Experience in leadership, project management, and client responsibilities
- Very strong skills in the Office suite and business systems
- You must have a Class B driver's license and speak fluent Swedish
