Finspångs Municipality's property department is responsible for managing and developing the municipality's real estate based on operational needs. The property portfolio is varied and includes schools, operational facilities, and a swimming pool. The department also oversees the municipality's sports and recreation facilities, such as swimming areas, running tracks, ice rinks, and sports halls. The property department is part of the Service Sector, which also includes transportation, facility management, and meal services. As property manager, you report directly to the sector manager, participate in the sector's management group, and lead the department through unit managers and specialist functions. We are in a development phase where we are reviewing how property operations should be organized and developed to best meet the municipality's future needs. Our goal is for the municipality's properties to be fit-for-purpose, efficient, and long-term sustainable with operational needs in focus. To succeed, we need to work together, see the bigger picture, and create trusting collaborations both within the municipality and with external partners. What can we offer you? As property manager, you will have a central and developmental role with the opportunity to influence both the strategic direction and continued development of the municipality's property operations. You will have a broad assignment where property matters meet operational development, economics, and leadership. Together with competent managers and employees, you will have the opportunity to develop working methods, organization, and collaboration with the municipality's operations. You will also be an important part of the sector's management group, where you, together with the sector manager and other managers, contribute to the sector's joint development and to the municipality as a whole. Your future responsibilities As property manager, you have overall responsibility for the municipality's property department and its mission. You lead, develop, and follow up on operations with a focus on quality, economics, sustainability, and operational needs. An important part of the assignment is to work together with managers and specialist functions to create good conditions for professional and long-term property management. You work closely with the municipality's operations and create understanding for their needs while contributing a long-term property perspective. The role includes, among other things: Leading and developing the property department's operations, organization, and working methods Responsible for operations, economics, budget, follow-up, and results Leading and supporting subordinate managers and specialist functions Ensuring long-term and efficient management of the municipality's property portfolio Contributing to strategic facility and property planning based on the municipality's long-term needs Responsible for and contributing to investment and development matters within the property area Developing collaboration with the municipality's operations and other internal and external partners Actively contributing to the Service Sector's management group and the sector's joint development. The role involves many contact points, and we therefore seek someone skilled at building relationships and collaborating across organizational boundaries. You are responsive and communicative but also have integrity and the ability to make decisions and drive progress. You thrive in an operation in development and view change as a natural part of leadership. You have relevant academic education in, for example, real estate, technology, economics, law, or other education that the employer deems equivalent. We would like to see that you have: Experience leading operations with responsibility for economics, results, and personnel Experience leading managers and/or qualified specialist functions Experience with strategic development and change management Experience with investments and economic decision-making. It is an asset if you have experience from the property sector or related operations in a leadership role. Experience from a politically governed organization is also an asset. We will place great emphasis on your personal qualities and your ability to lead, develop, and create good collaboration. Terms according to collective agreement.
