What the Municipality Offers At Täby Municipality, you will have a key role in a well-functioning property management organization where you get the opportunity to influence and develop the municipality's property management together with engaged colleagues. You will become an important part of a unit characterized by collaboration, professionalism, and a shared focus on creating sustainable and functional facilities for the municipality's operations. Your Tasks The Property Management Unit is responsible for municipally owned and leased premises as well as residential properties. We are now seeking a senior property manager with group leader responsibility who wants to help develop the municipality's property management. The role is a combination of working operatively with property management and as a group leader. As a property manager, you are responsible for your own property portfolio with facilities including preschools, primary schools, culture and recreation activities, and business premises. At the same time, you have group leader responsibility where you support four facility managers in matters relating to management, lease negotiations, projects, development work, and prioritizations. As property manager with group leader responsibility, you will, among other things: • be responsible for the ongoing management of your own property portfolio • plan and carry out minor renovation, adaptation, and maintenance projects • lead, support, and coordinate the facility managers' work in daily operations • together with the unit manager develop work processes, routines, and working methods within the unit • be the client in relation to the municipality's contracted facility operator and other suppliers • ensure that regulatory requirements and property owner responsibilities are met • negotiate, renegotiate, and establish commercial lease agreements and related agreements and demarcation lists • establish maintenance plans, investment documentation, and financial analyses • maintain close dialogue with tenants, operations, contractors, and other collaboration partners • drive and participate in development projects within property management. Your Profile We are looking for you who have: • college or vocational college education in property management, real estate economics, construction, law, or other education that the employer considers equivalent • at least five years of documented experience in facility management • you should have experience in a leading or coordinating role • documented experience negotiating and establishing commercial lease agreements • very good knowledge of lease law with a focus on premises • good knowledge of property owner responsibility and contract law • experience in project management • experience in maintenance planning, investments, and financial follow-up • good client competence, experience in contract and agreement follow-up Meritorious if you have: • experience in property management in the public sector • experience in public procurement (LOU) • experience in management of community properties • experience working in a politically governed organization.
