We specialize in high-quality, fully furnished accommodation solutions for companies, entrepreneurs, and project-based personnel throughout Sweden. Within our corporate group, we currently manage a total of 21 properties. We are in an expansion phase with multiple ongoing and planned property development projects under our own management. Job Description We are seeking a senior and independent specialist for part-time and hourly assignments. The role involves full responsibility for managing, measuring, and preparing complete documentation for regulatory approval (building permits and reportable work) in connection with renovations, operational changes, and technical upgrades. Our need is very urgent and initially covers projects in the following areas: Ljusdal Municipality: Extensive renovations of Folkets Hus in Ramsjö and Hedsjö School. The projects aim to convert existing spaces into suitable residential accommodation, including planning for additional bedrooms and optimization of floor plans. Ånge Municipality: Handling of regulatory matters and design for sewage system renovations in two of our properties. Since the corporate group has similar projects planned for several other properties in our portfolio, there are excellent opportunities for extensive, varied, and long-term collaboration on an hourly basis. After on-site physical surveys are completed, subsequent design and drawing work can advantageously be handled remotely. Main Areas of Responsibility Conduct precise technical surveys of existing building structures and properties on-site in the field (Ljusdal and Ånge). Independently prepare complete building permit documentation (such as floor plans, elevation plans, section drawings, and site plans) for renovation into residential use. Prepare materials, drawings, and technical descriptions for notification of changes to sewage systems in Ånge Municipality. Manage all regulatory contact, administration, and follow-up with the relevant municipalities' city planning offices and environmental and building committees. Ensure that all documentation strictly complies with applicable legal requirements, Environmental Code requirements, accessibility standards, and the National Board of Housing, Building and Planning's Building Regulations (BBR). Qualification Profile Since the role requires immediate independence, we seek a person with very substantial and documented experience in similar building permit and notification processes. We place great emphasis on your ability to work systematically, interpret older documentation, and deliver professional documentation with high precision. Requirements for the position: Work experience: Several years of substantial experience independently preparing complete building permit documentation, preferably regarding renovations, conversion of spaces into residential use, and technical installations/utility systems. Survey technical competency: Documented experience in practical surveying of buildings and property structures in the field. Technical skills: Advanced knowledge of relevant CAD environments (such as AutoCAD, Revit, or ArchiCAD). Legislation: In-depth knowledge of the Planning and Building Act (PBL), the Environmental Code (regarding private sewage systems), and the National Board of Housing, Building and Planning's Building Regulations (BBR). Language skills: Very good ability and experience in expressing yourself professionally and commercially in Swedish, both verbally and in writing. Driver's license: A Category B driver's license is an absolute requirement to conduct site visits and surveys. Meritorious: Relevant post-secondary education, such as building engineer, utility systems project manager, architect, or surveying technician. Previous experience in regulatory work as a building permit officer or environmental inspector within a municipality. Employment Terms and Scope The position is a part-time employment in the form of hourly paid on-demand employment with flexible working hours based on project phases. Since field work is required in Ljusdal and Ånge, we offer fully furnished accommodation free of charge during the days when surveys and site visits are conducted.
