Senior Development Project Manager / Real Estate Developer

About Svärtinge Projektutveckling AB Svärtinge Projektutveckling AB is a company within the Sapling Group focused on long-term real estate development, development projects, and residential projects. The company has recently acquired a property of approximately 4,560 kvm in Svärtinge outside Norrköping. The project is in an early development phase where opportunities are now to be analyzed together with the municipality, consultants, and other strategic partners. This is the start of a major initiative. Our ambition is to execute multiple land and real estate acquisitions and develop projects in several parts of Sweden over the coming years. About the role As Senior Development Project Manager, you will be one of the company's most important key persons. You will work closely with the owners and have a strong mandate to drive projects from idea to construction start. You will have decisive influence over project development, strategy, and implementation. This is not a role where you simply manage processes. You create them. Your responsibilities You will be responsible for: Driving the development and planning process from idea to construction start. Managing dialogue with the municipality, authorities, and other stakeholders. Coordinating architects, engineers, and technical consultants. Initiating and following up on investigations in areas such as geotechnics, water/sewage, stormwater, noise, traffic, and environment. Driving detailed planning, building permit, and approval processes. Establishing and monitoring project timelines, budgets, and finances. Identifying business opportunities, risks, and alternative development strategies. Regularly reporting to the company's owners and board. Who are we looking for? We're looking for someone who combines technical expertise with business acumen. You enjoy taking responsibility. You're used to making decisions. And you're driven by seeing projects grow from an idea to reality. We believe you have: Several years of experience in real estate development, property development, or residential development. Good knowledge of planning and building regulations (PBL) and associated processes. Experience leading complex projects with many stakeholders. Good financial understanding and experience with project budgets. An established network within the real estate or infrastructure development sector. Ability to work independently and commercially. Experience from, for example, municipal development, urban development, or companies such as JM, NCC, Bonava, OBOS, Besqab, Peab, HSB, Riksbyggen, or similar is a merit.
