About Svärtinge Projektutveckling AB Svärtinge Projektutveckling AB is a company within the Sapling Group with a focus on long-term real estate development, development projects, and residential projects. The company has recently acquired a property of approximately 4,560 sqm in Svärtinge outside Norrköping. The project is in an early development stage where opportunities are now to be analyzed together with the municipality, consultants, and other strategic partners. This is the start of a larger initiative. Our ambition is to carry out several land and property acquisitions over the coming years and develop projects in several parts of Sweden. About the Role As Senior Development Project Manager, you will be one of the company's most important key persons. You work closely with the owners and have a broad mandate to drive projects from idea to construction start. You will have a decisive influence over the projects' development, strategy, and implementation. This is not a role where you simply manage processes. You create them. Your Responsibilities You are responsible for: Driving the development and planning process from idea to construction start. Managing dialogue with the municipality, authorities, and other stakeholders. Coordinating architects, engineers, and technical consultants. Initiating and following up investigations in areas such as geotechnics, water and sewage, stormwater, noise, traffic, and environmental concerns. Driving detailed planning, building permit, and approval processes. Establishing and monitoring project timelines, budgets, and finances. Identifying business opportunities, risks, and alternative development strategies. Providing regular updates to the company's owners and board. Who Are We Looking For? We're looking for someone who combines technical expertise with business acumen. You enjoy taking responsibility. You are accustomed to making decisions. And you are driven by seeing projects grow from an idea to reality. We believe you have: Several years of experience in development, real estate development, or residential development. Good knowledge of planning and building regulations and associated processes. Experience managing complex projects with multiple stakeholders. Good financial understanding and experience with project budgets. An established network within the real estate or construction sector. The ability to work independently and with business focus. Experience from, for example, municipal development, urban development, or companies such as JM, NCC, Bonava, OBOS, Besqab, Peab, HSB, Riksbyggen, or similar is a plus.
