Job Description
Portfolio Manager for Specialized Real Estate
Are you looking for a broad and developmental role where your financial and analytical skills are challenged with exciting opportunities? Specialized Real Estate owns, develops, and manages secure facilities across the country – from correctional facilities and youth homes to courthouse buildings and police facilities. Many of our customers operate activities that are critical to national security, which places special demands on us, and our project portfolio of over 30 billion places more exciting projects than ever before. We are now seeking a Portfolio Manager who wants to be part of our growth journey.
Responsibilities
As Portfolio Manager, you play a key role in ensuring efficient and robust financing of Specialized Real Estate's operations. This is primarily a market-facing Front Office role where you focus on daily financing work, risk management, and external relations. You work in close and unpretentious collaboration with our Chief Financial Officer and Financial Analyst.
Your main areas of responsibility
Financing and Borrowing: You actively work with our borrowing on the capital market via, for example, commercial paper and bonds issued under our new EMTN program.
Risk Management: You proactively identify, analyze, and manage financial risks together with the CFO and Financial Analyst. Additionally, you execute financial transactions related to risk management in the form of, for example, interest rate and currency derivatives.
Investor and Bank Relations: Together with the CFO, you develop and manage relationships with banks, lenders, and investors. You also handle parts of daily contact with external counterparties.
Analysis and Reporting: You assist in analyzing and monitoring net financial items, net debt, interest rate maturity, and capital structure. You provide decision support to the CFO, management, and board, and support and collaborate with others in the department.
To succeed in this role, you are business-minded and relationship-oriented and thrive in a market-facing environment. You have very strong analytical abilities and are used to the pace of financial markets, but are also driven by working long-term and with high regulatory compliance. Since the role involves external contact points, you need to be a good communicator.
Qualifications
We are looking for you who have:
Academic education in economics (with financial focus), industrial economics, or equivalent.
Minimum five years of experience from similar roles in interest rate and capital markets.
Experience from organizations working with borrowing on the capital market (e.g., bonds/commercial paper).
Good understanding of the entire flow within a finance function.
Good ability to express yourself professionally in both Swedish and English, both verbally and in writing.
Experience from real estate companies or larger debt management organizations is a merit.
