About the Assignment
As Area Manager, you have overall responsibility for your profit center and lead the work in Heimstaden's business-driven management of the property portfolio in Linköping. You are responsible for creating the right conditions for a well-functioning and high-performing team, satisfied tenants, and stable financial development.
In the role, you lead the operation with clarity, commitment, and trust. You create structure, set goals, and consistently follow up on results. You ensure that the team is properly staffed and that working methods, processes, and responsibilities are clear.
Your business responsibilities include:
Optimize cash flows and property values
Identify rental potential, cost savings, and improvement measures
Drive maintenance projects and investments
Develop business plans, budgets, and forecasts for your area
Follow up on results monthly and take action on deviations
Actively participate in strategic decisions regarding portfolio development
Personnel responsibility for a team consisting of property managers and leasing agents
You are also responsible for operational management and ensure that the properties are complete, clean, functional, and safe – both indoors and in outdoor environments. This includes responsibility for inspections, service requests, facility maintenance, on-call duty, operating agreements, and regulatory requirements, always with a business-minded approach.
Who We Are Looking For
We are looking for you who have solid experience in property management (residential or commercial) and a couple of years of management experience. You may not have held the role of Area Manager before, but you have led operations, followed up on finances, and worked closely with both business and operations.
You are confident in:
Leading both salaried employees and unionized staff
Working with budgets, forecasts, and financial follow-up
Converting goals into concrete results
Prioritizing, structuring, and making decisions even at a fast pace
You have worked with properties and are used to taking responsibility for figures, results, and improvement initiatives. You see change as a natural part of business development and have the ability to lead a change process with clarity and decisiveness.
Competencies
Several years of management experience
Experience in property management
Strong experience in financial management and follow-up
Experience driving change initiatives
B-class driver's license
Very good Swedish and English in speech and writing
Experience with Vitec is a merit
