About the role
In the role of property manager, you are responsible for the development of our properties and for developing the value of the properties and our areas in a business-oriented and customer-focused manner. The role is broad and the portfolio primarily consists of residential properties.
We see that you work proactively at the properties and collaborate closely with our rental and management administrators, property technicians and property caretakers. You will have a supervisory role, where you lead and support the operational staff in daily work.
You contribute to creating and developing good relationships with tenants, contractors, municipalities and authorities, which requires experience in customer contact. In the role you have ongoing contact with our tenants and are responsible for handling property management-related matters. You also engage tenants and other local stakeholders to jointly create and maintain a safe and pleasant environment.
Your profile
You have experience working as a property manager and have a university, college or vocational training education in property management. We are looking for someone who is self-driven and has several years of experience managing residential properties, as well as experience in supervising and coordinating work with colleagues and contractors.
As a person, you are comfortable taking responsibility, both for the maintenance and condition of properties, but also for tenants' well-being. You see the value of planning your work, both independently and with colleagues. This role involves frequent contact with our tenants, so you should have previous experience with customer contact.
We are looking for you who have
Experience with new construction and renovation projects for residential properties
Experience with lease negotiations
Documented experience and expertise in property law
Experience with budget work
Experience with regulatory requirements and environmental matters, for example mandatory inspections, elevators and gates
An overall understanding of areas such as electricity, ventilation, heating systems, building technical knowledge and maintenance planning
An analytical ability to see solutions and development opportunities
Experience working with relevant digital systems. It is a merit if you have worked with Vitec's various modules.
Good communication skills in speech and writing
The role is broad and has many contact points, which makes collaboration a central part of your work.
You work from our property management office in Växjö and are part of a work group with good cohesion consisting of rental and management administrators, property manager, property technician and property caretaker. You report to the Property Manager in Växjö.

As a property manager with us, you work with, among other things:
• Development and implementation of maintenance plans, monitoring of media consumption and ensuring that regulatory requirements are met
• Budgeting and financial follow-up for the properties you are responsible for
• Invoice handling related to the properties
• Participate in tenant activities and tenant events
• Customer care and contributing to satisfied tenants

The position is a permanent employment preceded by a six-month probationary period, starting by agreement.
