Your Most Important Tasks
Are you business-minded and driven to develop properties, create satisfied customers, and make your own decisions close to operations? Do you have extensive experience in property management and want a role with significant authority, varied tasks, and close collaboration with the area manager? As a Property Manager at Heimstaden, you will become the area manager's closest collaborator and a key person in daily operations. The role involves substantial operational responsibility where you work closely with the portfolio, drive improvements, and ensure that our properties develop with both business and customer experience in focus.
Your Most Important Tasks
As a Property Manager, you are responsible for the operational management of your area. You work closely with the properties and have significant personal responsibility to plan, prioritize, and drive matters forward in collaboration with colleagues, contractors, and other functions within Heimstaden.
Your main areas of responsibility include:
Customer Satisfaction and Property Owner Responsibility
Ensure that we deliver safe, pleasant, and well-maintained housing where everything is intact, clean, and functional both inside and around our properties.
Responsible for ensuring that inspections, service requests, facility maintenance, emergency on-call management, and service agreements function efficiently and maintain high quality.
Ensure that we meet property owner responsibilities and create a positive experience for our tenants.
Operational Management and Coordination
Work closely with the area manager and be a central function in daily operations.
Coordinate and follow up with contractors and ensure that work is performed according to contracts and quality standards.
Make independent decisions in ongoing operations and prioritize actions based on operational needs.
Be present in the portfolio, identify improvement areas, and drive matters from idea to implementation.
Business-Driven Management
Contribute to optimizing property economics and long-term value.
Identify and implement standard improvements in the portfolio.
Plan and drive minor investment and maintenance measures.
Actively work with budget follow-up and cost control.
Ensure that costs are charged where applicable, for example in cases of abnormal wear or other compensable damages.
In the role, you will also conduct inspections of residential and commercial properties.
To succeed in the role, we see that you have:
Several years of experience in property management within the residential segment.
Good knowledge of property owner responsibility and relevant regulatory requirements.
Experience with tenant contact and contractor management.
A degree in real estate, engineering, economics, or equivalent is desirable.
Good knowledge of Swedish and English, both spoken and written.
B-class driver's license.
