Job Description Are you business-minded and driven by developing properties, creating satisfied customers, and making your own decisions close to operations? Do you have extensive experience in property management and want a role with significant authority, varied tasks, and close collaboration with the area manager? Then you might be the person we're looking for. As a Property Manager at Heimstaden, you will be a central partner to the area manager and a key person in day-to-day management. The role involves significant operational responsibility where you work closely with the properties, drive improvements, and ensure that our buildings develop with both business performance and customer experience in focus. Your Most Important Tasks As a Property Manager, you are responsible for the operational management of your area. You work closely with the properties and have significant personal responsibility to plan, prioritize, and drive matters forward in collaboration with colleagues, contractors, and other functions within Heimstaden. Your main areas of responsibility include: Customer Satisfaction and Property Owner Responsibility Ensure that we deliver safe, pleasant, and well-maintained homes where everything is intact, clean, and functional both inside and around our properties. Ensure that inspections, service requests, facility maintenance, on-call management, and service agreements function efficiently and maintain high quality. Ensure that we meet the property owner's responsibilities and create a positive experience for our tenants. Operational Management and Coordination Work closely with the area manager and be a central function in day-to-day management. Coordinate and follow up with contractors and ensure that work is performed according to contracts and quality requirements. Make independent decisions in ongoing management and prioritize measures based on operational needs. Be present in the property portfolio, identify areas for improvement, and drive initiatives from idea to implementation. Business-Driven Management Contribute to optimizing the financial performance and long-term value of the properties. Identify and implement standard improvements in the portfolio. Plan and drive smaller investment and maintenance measures. Work actively with budget monitoring and cost control. Ensure that costs are charged where applicable, for example in cases of abnormal wear or other compensable damages. In the role, you also conduct inspections of residential apartments and commercial spaces. Requirements To succeed in the role, we see that you have: Multiple years of experience in property management within the residential segment. Good knowledge of property owner responsibilities and relevant regulatory requirements. Experience coordinating and following up with contractors. A degree in real estate, engineering, economics, or equivalent is a merit. Good knowledge of Swedish and English in speech and writing. Category B driver's license. You are comfortable with significant operational responsibility and enjoy being out in operations where you see what needs to be done and take initiative for improvements. You work in a structured and thorough manner while having the ability to make decisions and drive matters forward. You have a natural commitment to both the properties and the customer experience and are motivated by creating results together with colleagues and contractors.
