Do you want to build and lead a business area, not just deliver within one? WeOffice is seeking a Business Area Manager to drive our real estate advisory and office transformation projects forward. You develop the business, deliver on qualified office projects, and gradually build your own team. ABOUT THE ROLE You will be responsible for WeOffice's business area in real estate advisory: space search, lease negotiation, and workplace provisioning, closely linked to our workplace strategy. The role is developmental by nature. You step into an operation with existing customers, ongoing projects, and established procurement channels, and are responsible for growing it. From the start, you lead a small team and our subconsultants, and gradually recruit more as the business develops. You are both sales-focused and delivery-focused. Our projects typically start small with workplace strategy development but grow as the customer sees what we deliver. Winning the first assignment and developing it into a full-scale project is at the core of the role. You report directly to company management and have short decision-making paths. YOUR ASSIGNMENT Business and Growth - Own and develop the business area's sales and customer base - Drive bids in public procurement—currently one of our most important channels—and manage framework agreements and call-offs - Build and nurture pipeline toward private customers - Price, package, and quote assignments, and be responsible for their profitability - Develop relationships with property owners, asset managers, and other players in the Stockholm office market - Grow existing assignments by connecting workplace matters with workplace strategy, analysis, and change management Delivery - Lead space searches: market analysis, long lists and short lists, evaluation, and recommendation - Manage lease negotiations: rental level, contract term, options, indexation, add-ons, tenant improvements, and boundaries - Prepare decision-making materials, comparison matrices, and total cost-of-ownership calculations for space selection - Transform the customer's workplace strategy into concrete space requirements - Lead projects from early stages through lease signing and occupancy Team and Structure - Lead and delegate work within the team and among our subconsultants, and quality-assure delivery - Recruit and build up the team as the business grows - Develop existing processes, templates, and methods WE ARE LOOKING FOR YOU IF YOU - Have generated your own business in real estate advisory, tenant advisory, or related consulting work, and can describe your sales in figures - Have been responsible for both space searches and lease negotiations for office premises, as a lead and not just as support - Have won business through public procurement: written bids, understand evaluation models, reference and CV requirements, and call-offs on framework agreements - Have owned customer relationships at decision-maker level: CEO, CFO, HR Director, or real estate and facilities manager - Have led others, whether as a manager or project leader with responsibility for others' delivery and development - Are comfortable with lease law for premises, total cost-of-ownership and net present value calculations, tenant improvements, risk, and timeline - Have good knowledge of the Stockholm office market and an active network within it - Understand the connection between space, work methods, and business value - Are used to working consultatively and independently, and understand consulting firm economics - Have excellent communication skills in Swedish, both spoken and written DOCUMENTED EXPERIENCE, REFERENCE PROJECTS You will be active in projects and offered as a consultant in public procurement. Therefore, it is a requirement that you can demonstrate your experience in both space searches and lease negotiations for office properties. Provide at least two reference projects from the past two years. Briefly describe for each project: client or type of organization, scope and time period, your role and responsibility, how space search was involved, how you participated in or managed lease negotiation, results, and contact person if possible. If projects are subject to confidentiality, it is fine to describe them anonymously and supplement further along in the process.
