The role of administrative property manager with us As an administrative property manager, you are an active and competent support to the operations in matters concerning internal leasing, leased properties, rent setting, housing, property economics, and administrative processes. You have a central role in ensuring that the municipality's internal leasing model, leased properties, and associated system support function effectively and appropriately. The role involves significant independent responsibility and requires the ability to analyze, prioritize, and drive matters forward in close collaboration with both internal customers and colleagues within the property organization. Your duties will include: Responsibility for internal leasing, housing leasing, new, modification, and termination of leased properties. Working with rent setting, rent calculations, rent supplements, and operational budgets, as well as preparing financial statements for decisions. Working with internal leasing models, boundary demarcation lists, responsibility allocation, and other development issues. Participating in budget, forecast, and follow-up work in close collaboration with controllers and other functions within the operations. Being the contact person for internal customers regarding leased properties, internal leasing, and administrative processes. Having primary responsibility for leased properties, agreements, and associated system support, including data quality, change management, and ongoing system administration. Responsibility for administration of property insurance, building permits, subsidies, and monitoring of vacant premises as well as other administrative tasks within the unit's area of responsibility. Contributing to the development of work methods, processes, guidelines, and regulations in the field. Your profile As a person, you are structured, self-directed, and have a strong ability to plan, organize, and prioritize your work. You are comfortable working systematically and have an interest in creating order, quality, and long-term sustainable work methods. You are analytical and thorough, with the ability to see connections between economics, systems, and operations. You take responsibility for your tasks, drive the work forward, and easily switch between operational tasks and development issues. The role involves many contact points, so you need to have good collaboration skills and be able to create trusting relationships both internally and externally. You express yourself well in Swedish in speech and writing and have the ability to explain complex information clearly and pedagogically. Great importance will be placed on personal suitability. We are looking for you who have: Experience in administrative property management, property economics, leasing, or similar qualified administrative work. Experience in contract management, leasing, and working with property economic matters such as budget, forecast, follow-up, rent calculations, or financial analysis. Good system understanding and experience working in operations, finance, or property management systems. Experience independently planning, coordinating, and driving administrative processes. B-class driver's license. Knowledge of the Rent Act and experience applying it in practical work. It is a merit if you have: Relevant experience from public sector operations. Post-secondary education in property, economics, or another relevant field. Experience with property management systems, such as Pythagoras or equivalent. Experience working with leased properties, internal leasing models, or leasing-related processes. Experience developing work methods, processes, or administrative procedures. Service Property ensures that the municipality's properties are well-maintained, fit for purpose, and safe so that our customers can conduct their operations in the best way possible. We are responsible for meeting the municipality's total premises needs and manage approximately 500,000 square meters of premises, of which approximately 25% are leased from external property owners. We handle approximately 1,200 lease agreements, and the leasing of premises includes approximately 120 external lease agreements.
