Description The Management and Property Development Department serves as the property owner and is responsible for providing appropriate facilities with good technical condition and satisfied customers. This is achieved through close collaboration with our customers and their operations, other departments within the municipal property management, and other stakeholders in the city. The Management and Property Development Department acts as an internal client for investment projects, rental projects, planned maintenance measures, repairs, and oversight and maintenance. Job Responsibilities As a property manager with us, you have full responsibility for customer contact with those in your management area. You work closely with our customers, assisting and supporting them with property-related matters, thereby building valuable relationships. As a property manager, your responsibility is to work on long-term strategic maintenance planning. You plan based on both the city's and the properties' needs. You are responsible for maintaining and developing good technical condition in your management area according to established goals and plans. As a property manager, you have strategic responsibility and act as a client for planned maintenance and operational adaptations. You conduct ongoing forecast monitoring of your commissioned maintenance projects. You are also responsible for lease agreements for your customers' rented premises and negotiate agreements with property owners. We work process-oriented, so we welcome an interest in participating in working groups for development initiatives. At City Properties, approximately 40 property managers work under four management units: Housing, Education, Preschool, and Commercial/Other. The organization is structured based on our tenants' operations and geographical division. We are now seeking three substitute property managers for the Housing, Education, and Preschool units. Qualifications We are now seeking three engaged and solution-oriented property managers who prioritize the customer and find it exciting to work in public administration. You have the ability to work long-term and manage multiple issues. We want applicants to have relevant higher education or equivalent, with experience from the property sector. Since relationship building is an important part of the role, we look for applicants with strong communication skills, good collaboration abilities, and the ability to express yourself well in speech and writing. You work from a solution-oriented approach and are also structured, analytical, and attentive. You communicate clearly with others, and to be successful as a property manager, you need to be proactive and action-oriented. You are a team player who wants to build relationships and takes personal responsibility for your tasks. Since the pace is sometimes high, important qualities are your ability to prioritize and your systematic work approach. The assignment includes a strategic component requiring analytical ability. You have a fundamentally business-minded approach and consider the best interests of Gothenburg residents from a holistic perspective. You are responsible for the technical condition of buildings, and it is an advantage if you have construction technical knowledge. You are also responsible for renegotiating lease agreements for our customers' rented premises, and it is an advantage if you have previous experience with lease agreement management.
