About the Role As Regional Property Manager, you have overall responsibility for a strategic customer assignment with focus on delivery, business and growth. You are responsible for a property portfolio of approximately 200,000 sqm with delivery from Värmland to Eastern Gothland, where ICA Fastigheter is a central customer. The assignment generates approximately 80 MSEK and is based in Västerås. You lead the operations through managers and teams, with indirect responsibility for approximately 50 employees. Your role is to create direction, engagement and results – both in delivery and in business. The role involves clear responsibility for further developing the assignment through customer dialogue, upselling and improvement initiatives. You report to the Contract Manager and are part of the management team. Your Assignment You are responsible for ensuring both stable delivery and advancing the business: Overall responsibility for budget, results and business development Lead, coach and develop managers and their teams Ensure delivery according to contract, SLA/KPI and customer requirements Drive upselling, growth and development of the assignment Build and strengthen long-term customer relationships Monitor finances, key metrics and operational targets Drive change and improvement initiatives Who Are You? We Are Looking for You With Several years of experience from a leading position within property management, technical facilities or other technical operations. At least 3 years of experience leading through subordinate managers in a larger organization. Experience managing operations with multiple functions and extensive personnel, budget and results responsibility. Documented experience with budget, results and operational responsibility with accountability for delivery against set business targets. Several years of experience independently managing strategic customer relationships, business dialogue and contract follow-up at management level. Documented experience with business development and expanding existing customer contracts. Experience leading major technical projects, change initiatives or operational development in complex organizations. Good technical understanding and experience with property management, technical systems or other operations-intensive activities. Experience leading operations or deliveries with high demands on quality, safety and operational reliability. Experience with labor-intensive operations with collectively employed staff and cooperation with union representatives. Very good knowledge of Swedish and English, spoken and written. B-driver's license.
