Are you looking for a broad and developmental role where your financial and analytical skills face exciting challenges? Specialfastigheter owns, develops, and manages secure properties throughout the country – from correctional facilities and youth homes to courthouse buildings and police properties. Several of our customers operate activities that are significant for the country's security, which places special requirements on us, and our project portfolio of just over 30 billion means more exciting projects than ever. We are now looking for a Portfolio Manager who wants to be part of our growth journey.
About the Role
As Portfolio Manager, you hold a key role in ensuring efficient and robust financing of Specialfastigheter's operations. This is primarily a market-oriented Front Office role where you focus on daily work with financing, risk management, and external contacts. You work in close and unpretentious collaboration with our Chief Financial Officer and Financial Analyst.
Your Main Responsibilities
Financing and Borrowing: You actively work with our borrowing on the capital market via, for example, corporate certificates and bonds issued under our new EMTN program.
Risk Management: You proactively work to identify, analyze, and manage financial risks together with the Chief Financial Officer and Financial Analyst. Additionally, you execute financial transactions related to risk management in the form of, for example, interest rate and currency derivatives.
Investor and Bank Relations: Together with the Chief Financial Officer, you develop and manage relationships with banks, lenders, and investors. You also handle parts of daily contact with external counterparties.
Analysis and Reporting: You assist in analyzing and following up on financial net income, net debt, interest rate maturity, and capital structure. You provide decision-making materials to the CFO, management, and board, and support and collaborate with others in the department.
To succeed in this role, you are business-minded and relationship-oriented and thrive in a market-oriented environment. You have very good analytical skills and are accustomed to the speed of financial markets, but are driven at the same time by working long-term and with high regulatory compliance. As the role involves external contact points, you need to be a good communicator.
Qualifications
We are looking for you who have:
Academic education in economics (with financial focus), industrial economics, or equivalent.
Minimum five years of experience from similar roles within interest and capital markets.
Experience from an organization that works with borrowing on the capital market (e.g., bonds/certificates).
Good understanding of the entire flow within a finance function.
Good ability to express yourself professionally in both Swedish and English, in both speech and writing.
Experience from property companies or larger debt management organizations is a merit.
