Are you handy, solution-oriented, and enjoy solving problems? Rocad Fastighetsförvaltning is a smaller property management company that owns and manages our own properties in Stockholm. We work closely with our properties and our tenants and prefer a personal and long-term approach to property management. Our property portfolio consists of both single-family homes and rental apartments, and we have approximately 40 tenants in total. We are now seeking a full-time handyperson/property caretaker who will be our primary person for handling maintenance requests and ongoing maintenance in our properties. This is a practical role for someone who enjoys troubleshooting, finding solutions, and actually fixing the problems yourself. Your main task – solving maintenance requests You will primarily be responsible for maintenance requests coming in from our tenants. This can include, for example: Clogged drains and other simple plumbing issues Troubleshooting electrical faults and other basic electrical problems Problems with appliances and replacement of, for example, refrigerator, freezer, stove, oven, or washing machine Doors, locks, handles, and hardware that need adjustment or replacement Problems with lighting, switches, and outlets Leaks and other minor urgent issues Problems with heating and ventilation Repairs and remedies in the apartments Other faults and problems that arise in our properties You need to be able to troubleshoot and assess what's wrong, determine what you can fix yourself, and when we need to bring in a qualified tradesperson or contractor. We are therefore looking not just for someone who is handy – but someone who enjoys understanding why something isn't working and finding a good solution. Also ongoing maintenance and renovation In addition to maintenance requests, you will work on the ongoing maintenance of our properties. This can involve, for example: Carpentry work Minor renovations Painting and spackling Replacement of trim, doors, and hardware Assembly and minor construction work Restoration of apartments between tenants Maintenance of common areas Simple outdoor and garden work Inspection of properties Coordination with external tradespeople when needed Estimate materials for projects (such as patios) Transport waste to the recycling center Who are we looking for? We believe you are someone who is practical, self-driven, and solution-oriented. You may have worked as a carpenter, construction tradesperson, property caretaker, or in some other practical profession where you have gained broad experience in solving different types of problems. What matters most to us is that you: Are handy and have broad practical experience Are experienced at troubleshooting and finding solutions Can work independently and take your own initiative Are thorough and leave a good result behind you Have an easy time meeting and communicating with tenants Have a natural service mindset Can determine when a problem needs to be referred to a professional Have a Class B driver's license Speak and write Swedish & English fluently A practical role with freedom and responsibility With us, you will be an important part of the daily operation of our properties. You will have a lot of personal responsibility and great opportunity to plan your work. It is a role where one day you may need to fix a clogged drain, the next day replace a dishwasher, while at other times you are in the middle of a construction project. No two days are the same You will not be responsible for ongoing email management or administrative property management. Your focus is maintenance requests, service, maintenance, and ensuring that our properties function as they should.
