As an employee of the Urban Development Department at Vaxholm, you will influence development in an attractive archipelago municipality. Together, we are responsible for all aspects of urban development—from operating libraries and maintaining streets, building new schools, and ensuring our municipal outdoor baths function well, to planning new residential areas, issuing building permits for new homes, and advocating for improved public transportation. The Property Unit's goal is to ensure the highest possible quality of operation, maintenance, and upkeep of buildings, properties, and land within approved budgets. The unit has 4 employees with a breadth of expertise who enjoy and appreciate good collaboration. Together with your colleagues, you will streamline and develop our work with commercial properties, residential units, and the municipality's operational facilities.

Responsibilities
Main responsibility areas:
Full responsibility for buildings and associated property within your designated management area, approximately 30,000 m2.
Responsibility for planning, budgeting, ordering, and executing ongoing and planned maintenance within the approved budget framework.
Responsibility for monitoring contracts with our suppliers and responsibility for internal controls and finances within your assigned property management responsibility.
Responsibility for renting existing residential units and commercial spaces.
As a property manager, you also have the following responsibility areas:
You act as a landlord, hold tenant meetings, and are responsible for procurements within your area.
You ensure that laws and regulations for safety, environment, and workplace environment are followed.
You write investigations, report to the technical manager, and prepare presentations for the board.
You have daily contact with residents, operations, and business owners, and collaborate closely with colleagues to identify development needs and sometimes lead projects.
Qualifications
We are looking for someone who has:
Post-secondary education in construction or property management, or other education that the employer deems equivalent.
Experience with and solid knowledge in operation and maintenance of properties.
Experience in contract monitoring and supplier contacts within construction, operation, and installation.
Experience in project management of renovation/modernization/extension (ROT) projects and maintenance projects.
Very good knowledge of Swedish language, both spoken and written.
Very good knowledge of administrative IT systems.
Driver's license, class B at minimum.
Meritorious:
Work experience in municipal operations.
Experience with public procurement.
Competence in building engineering.
