Welcome to help shape the future with us! About the Operation Hyltebostäder is a housing foundation established by Hylte municipality. We own and manage approximately 530 residences and 5,300 m² of premises. In addition, we manage the municipality's operational properties of approximately 68,700 m² and are responsible for district heating distribution to 278 connection points. This gives us a broad mandate and an important role in the development of Hylte municipality. We are a small and unpretentious organization where we work closely together. As a property manager, you will have your own property portfolio and the opportunity to see concrete results of your work. Duties As a property manager you will have your own management responsibility with a primary focus on our residential properties. A central part of the assignment is to develop and raise the standard of the residential portfolio and, together with the rest of the organization, contribute to a higher occupancy rate. You report to the property manager and work closely with our other property manager as well as the finance and rental manager. The position involves no personnel management responsibility, but you will lead and coordinate work performed by our own craftsperson group, our property technicians, and external contractors. You will have great scope to take your own initiatives, propose solutions, and drive measures within your portfolio. Our technical and development department is available to support you, responsible for our technical systems and driving larger projects. In the role you will, among other things: . manage the ongoing maintenance and development of your portfolio . identify, prioritize, order, and follow up on maintenance and renovation measures . manage your maintenance budget and the finances of assigned projects . project manage small and medium-sized renovation projects . conduct move-out inspections and assess renovation needs before new rentals . work with the property manager on long-term maintenance planning . maintain close contact with tenants, contractors, and other partners . participate in municipal collaborations and reference groups, for example in public procurement. The role is activity-oriented and means that you spend your main workday on site in Hylte, close to our properties, tenants, and colleagues. We apply flextime agreements that provide flexibility in the workday. On-call duty may be part of the position. Qualifications We are looking for you with experience in construction or property management who enjoys taking responsibility and driving matters forward. You hold a degree as a building engineer from a university college or higher education institution, or alternatively you have relevant experience that we consider equivalent. As a person you are initiative-taking, structured, and solution-oriented. You are comfortable with personal responsibility and have the ability to plan and drive your work forward, while at the same time appreciating the close collaboration that exists in a smaller organization. You express yourself well in Swedish, both orally and in writing, and can make yourself understood in English. A valid driver's license (category B) is required. Knowledge in public procurement, contractor law, and rental law is meriting, but not required. Other Information Selection and interviews may take place continuously during the application period.
