In the short term, you are expected to gain a good understanding of operations, build trusting relationships, and contribute to clarity in assignments, responsibilities, and priorities. In the long term, the assignment involves strengthening the department's ability to work more proactively, in coordination, and with a development focus.
Your Main Responsibilities
As a Real Estate Director, you have overall responsibility for the City of Helsingborg's real estate management. You are responsible for operations, finances, personnel, and results, and you lead the department's management group. The assignment involves ensuring sustainable, efficient, and fit-for-purpose real estate management and developing the department's contribution to the city's development.
The role involves close collaboration with the city's leadership, the real estate board, other departments, municipal companies, and external stakeholders. You contribute real estate expertise, analysis, and holistic perspective on issues related to premises, investments, building projects, maintenance, lease solutions, and long-term financial sustainability.
You lead and develop the city's real estate management with a focus on clear priorities, good governance, collaboration, and the city's common goals. You are responsible for property management, maintenance, building projects, lease agreements, customer relations, and housing-related assignments, and you contribute the real estate management perspective to the city's space supply work.

Who Are You?
Mandatory Requirements
Documented experience leading and developing real estate operations in complex environments
Good understanding of property/asset management, investments, real estate economics, project economics, and real estate development
Several years of management experience with budget, personnel, and operational responsibility
Understanding of politically governed operations
Ability to lead operations and change processes where involvement and collaboration are crucial
Experience representing operations both internally and externally
We are looking for you with relevant academic education or equivalent documented experience.
Desirable Qualifications
Experience working in politically governed operations
Experience reporting to boards and/or committees
Knowledge of or interest in driving sustainability issues within the real estate sector
This position is security-classified, which means security vetting and a related security interview will be conducted.

About the Department
The Real Estate Management Department, with approximately 70 employees, is responsible for management, development, and maintenance of the city's owned and built properties, cooperative apartments, and leased premises. The department runs building projects and collaborates with other departments on space needs, lease solutions, and premises changes.
The department manages approximately 270 premises with a total area of just over 700,000 square meters and a book value of over 4.5 billion SEK. The turnover is approximately 1.2 billion SEK and investments amount to around 500–600 million SEK per year. The portfolio includes schools, sports facilities, care homes, and cultural buildings such as the City Hall, Kärnan, and Sofiero. The department also manages approximately 600 residential units.
