Responsibilities
As operations manager at Axcell Fastighetspartner, you are responsible for operational work management within your work area. You have operational personnel responsibility, including responsibility for time registration, employee meetings, salary setting and workplace environment responsibility. You work closely with customers and have the task of developing the relationship and business in a business-like manner. You work with contract and upselling to both new and existing customers.
Within your work group, you are responsible for, among other things:
Planning of the business's projects, maintenance plans, fixed service commitments (cooperation agreements) and ongoing assignments. This also includes providing quotes and offers.
Leadership and management of employees within the service department.
Responsibility for occupancy reports for the work group.
Overall financial responsibility for the work group.
Sale of fixed-price projects and ongoing projects to contract customers.
Responsible for resource availability, e.g. recruitments within your service department.
Education, experience and personal qualities
Secondary education
Work experience in leadership
Work experience in the property industry
Good system knowledge
Good knowledge of Office
Category B driver's license
Good knowledge of Swedish in speech and writing
Meritorious with knowledge in outdoor property maintenance
The role requires a leader who can motivate and engage employees to work towards common goals. You have the ability to see the whole picture, plan and organize daily operations and create long-term trust with customers. Internally, you contribute to a positive work environment and enjoy driving development and improvements. As a person, you are driven, unpretentious, loyal and appreciate a role where you get to be close to both employees and the business.
Administration is an important part of the role and our customers have high demands on documentation, reporting and delivery. Therefore, we see that you have good administrative ability and are used to using computers and mobile devices as natural work tools in your daily life.
You lead a team in Växjö with property technicians and property maintenance workers together with an operations manager and a regional manager. The focus of this role is on outdoor maintenance.
