Do you want to help develop District Nordost? District Nordost is a prioritized area for Familjebostäder, where we have a strong focus on creating good living conditions and attractive residential environments for our current and future tenants. As a district manager, you will have a central and strategic role in this work. You lead and develop the district together with engaged employees and have great opportunities to influence both the development of the operation and the future of the areas. With tenants in focus, you work for a safe, attractive and sustainable Nordost – and for a better Göteborg. Work Tasks District Nordost encompasses Bergsjön Centrum, Gärdsås, Eriksbo, Kortedala and Fjällbo and comprises approximately 5,200 apartments. The district's turnover is approximately 500 MNKR and the properties have a combined value of approximately 9 MDKR. As a district manager, you have overall customer and management responsibility for the district. You are responsible for the technical, economic and quality development of the property portfolio as well as for the district's business and commercial development. You report to the management director and are part of Familjebostäder's management team. An important part of the assignment is to be an active force in urban and area development. You work closely with our tenants and employees and collaborate with local actors and other societal actors. You drive the development of sustainable management and contribute to safe, attractive and well-functioning residential environments. You lead and develop the district's organization and function as an inspiring team leader for approximately 65 employees. The operation has broad expertise in areas such as technology, property maintenance, outdoor environments and tenant influence. You have five subordinate managers with personnel responsibility for areas such as residential caretakers, environmental caretakers, safety caretakers and yard caretakers. You also have access to shared resources and specialist expertise within Familjebostäder's management support. Together with your employees, you create the conditions for professional, customer-focused and sustainable management, where both the tenants' needs and the long-term development of the properties are at the center. Qualifications We want you to have a relevant university education and several years of experience as a manager. You have a genuine interest in developing employees and operations and have documented experience in driving change and development work. You have good experience with budgeting, forecasting, follow-up and financial management. A driver's license is a requirement for the position. The role requires experience with strategic and operational-wide work as well as experience of being part of and actively contributing to a management team. If you also have experience managing other managers as well as experience from the real estate or construction industry, that is a merit. You can express yourself in Swedish orally and in writing, and if you also have language skills beyond Swedish and English, that is a merit. Experience working in socioeconomically challenging areas is also a merit. You are a clear, inspiring and communicative leader with a holistic perspective. You create engagement and participation and have the ability to coach and develop managers and employees so that together they reach the organization's goals. As a person, you are structured, open and trustworthy. You find it easy to build good relationships and enjoy collaborating with residents, colleagues and external actors. You can balance structure and flexibility and are comfortable handling periods of high pace and changing circumstances. You have a genuine interest in societal and area development and are motivated by driving change that contributes to attractive and sustainable residential environments.
