We specialize in high-quality, fully furnished accommodation solutions for companies, entrepreneurs, and project-based personnel throughout Sweden. Within our corporate group, we currently manage a total of 21 properties. We are in an expansive phase with several ongoing and planned property development projects managed in-house. Position description We are seeking a senior and independent specialist for part-time and hourly assignments. The role involves full responsibility for managing, surveying, and preparing complete documentation packages for regulatory approval (building permits and notifiable works) in connection with renovations, business changes, and technical upgrades. Our need is extremely urgent and initially concerns projects in the following areas: Ljusdal Municipality: Extensive renovations of Folkets Hus in Ramsjö and Hedsjö Skola. The projects aim to convert existing spaces into suitable residential units, which includes planning for additional bedrooms and optimization of floor plans. Ånge Municipality: Handling of regulatory matters and engineering for wastewater system renovations at two of our properties. Since the corporate group has similar projects planned for several other properties in our portfolio, there are excellent opportunities for extensive, varied, and long-term collaboration on an hourly basis. After physical surveys have been completed on-site, subsequent engineering and drawing work can advantageously be performed remotely. Key responsibilities Conduct precise technical surveys of existing building structures and properties on-site in the field (Ljusdal and Ånge). Independently prepare complete building permit documentation (such as floor plans, elevation plans, section plans, and site plans) for renovation to residential use. Prepare documentation, drawings, and technical descriptions for notification of wastewater system modifications in Ånge Municipality. Responsible for all regulatory contact, administration, and follow-up with the relevant municipalities' building departments and environmental and building committees. Ensure that all documentation strictly complies with applicable legal requirements, Environmental Code requirements, accessibility standards, and the Swedish Building Code (BBR). Qualification profile Since the role requires immediate independence, we seek a person with extensive, documented experience with similar building permit and notification processes. We place great emphasis on your ability to work systematically, interpret older documentation, and deliver professionally prepared documents with high precision. Requirements for the position: Work experience: Several years of solid experience independently preparing complete building permit documentation, preferably regarding renovations, conversion of spaces to residential use, and technical installations/utilities matters. Survey technical competence: Documented experience with practical field surveying of buildings and property structures. Technical skills: Advanced knowledge of relevant CAD environments (such as AutoCAD, Revit, or ArchiCAD). Legislation: In-depth knowledge of the Planning and Building Act (PBL), the Environmental Code (regarding individual wastewater systems), and the Swedish Building Code (BBR). Language skills: Very good ability and experience formulating yourself professionally and commercially in Swedish, both verbally and in writing. Driver's license: A Class B driver's license is an absolute requirement to conduct on-site visits and surveys. Meritorious: Relevant post-secondary education, such as building engineer, utilities engineer, architect, or surveyor and mapping technician. Previous experience in regulatory work as a building permit officer or environmental inspector within a municipality. Employment terms and scope The position is a part-time employment in the form of hourly paid as-needed employment with flexible working hours based on project phases. Since field work is required in Ljusdal and Ånge, we offer fully furnished accommodation at no cost during days when surveys and on-site visits are conducted.
