In Skövde, Willhem manages over 800 apartments in several areas, including Storegården, Kilbacken, and Eriksdal. We operate from our offices at Storegården and work closely together to create pleasant and well-maintained residential environments. About the role As a building superintendent, you are an important contact person for our tenants and a key player in the day-to-day management of our properties. The role combines traditional building superintendent work with expanded responsibility for apartment inspections and related administration. Besides property work, you will work together with the assistant property manager on the entire apartment turnover process – from initial inspections and move-out inspections to follow-up on repairs, orders, and documentation. The role therefore entails greater administrative responsibility than a traditional building superintendent position, while you continue to work closely with our properties, tenants, and contractors. Most of your workday you are out at our properties, but we also ensure regular office time and prioritize creating a pleasant work environment, collaboration, and engagement. You will have significant autonomy and become a key person in delivering high-quality service to our tenants. Your main responsibilities Build and maintain good relationships with tenants, contractors, and colleagues Handle service requests, complaints, and claims, and provide feedback to tenants Work with the entire apartment inspection process, including planning, execution, documentation, and follow-up Scanning of apartments for digital showings during rental Handle administration related to rental Conduct systematic rounds according to an established schedule Plan and perform minor repairs and ongoing maintenance Order and follow up on minor contractor work Supervise ventilation, heating, and electrical systems Who are you? We are looking for someone who enjoys combining practical work with structure and administration. You have a good eye for detail, work methodically, and take responsibility for completing tasks with high quality. At the same time, you enjoy contact with people and understand the importance of good service. You have: At least upper secondary education, preferably with a focus on property, technology, or construction Experience with apartment inspections, property management, or similar work Experience with customer-facing property work and good practical and technical understanding Good administrative ability and experience documenting and following up on matters Good knowledge of Swedish, both spoken and written Good digital skills B-category driver's license As a person, you are organized, self-motivated, and responsible. You have the ability to plan and manage several processes in parallel while maintaining focus on quality and customer experience. You collaborate well with others and are happy to contribute to developing work methods and procedures.
